Background of study
Maintenance is defined as the combination of all technical and associated administrative, actions intended to retain or restore an item to a state in which it can perform its required functions. Maintenance involves the fixing of any sort of mechanical, plumbing, painting, electrical works ect. Should device become out of order or broken, the performing routine action keeps the device in working order. Buildings are expected to exist for a long time regardless the whether. They have actually been designed and constructed properly to do so. Buildings on Accra polytechnic campus are designed to last for a very long time but because of some physical factors, most of the buildings are sick and thereby developing faults in cracks pilling off of paints, dampness ect. The Accra polytechnic development department is responsible for maintaining, improving and adapting the existing stock of buildings in the school environment in addition to the production of new buildings. The standard level of maintenance of buildings in any country is invariably directly related to the strength of its economy: The level of maintenance of Accra Polytechnic buildings shows the strength of the institution.
Problem statement
Maintenance of buildings has become a major problem in many organizations, tertiary institutions and companies. Measures are being put in place to make sure maintenance of buildings are done and done properly. Maintenance on Accra Polytechnic campus has been a major problem and that when some of the buildings are being visited, the effect these defects are having on most of them will be noticed. The E- block of the institution (Accra Polytechnic) will be taken into consideration. As at the time this research into the maintenance of the E- block was carried out, the building has got major defects that can pose danger to the health of the students having lectures in the block (E-block). The institution development department is trying its best to make sure that all the blocks used as lecture halls are in good shape and the environment will be conducive for the students.
Aim of the research
The aim of this research is to identify the parts of the building that needs to be repaired or maintained.
Specific objectives
The specific objectives is to determine,
1. The effects of lack of maintenance on the block
2. The causes of damages on the block
3. The components that needs to be replaced
4. The possible solution to the problem
Significance of the study
The significance of this study is to identify the major defects and causes of the parts of the block that are consistently damaged and also to suggest or provide solution to the problem
Scope of work
The drawings of the block will be shown and access if there are any problems with it and each room will be critically examined and identify the defects or problems and how maintenance work can be carried out on the block
