Introduction
Pune is the 9th most populous city of India and 2nd largest city of the state of Maharashtra
after Mumbai. It is situated on the right bank of Mutha River. City is known for its
manufacturing and automobile industries and is one of the prominent locations for the growth
of IT sector in India. Pune is also known as “Cultural capital of Maharashtra”, “Oxford of
East”, “Queen of Deccan” and “Pensioner’s Paradise”. There are two municipal corporations
in the city of Pune namely Pune Municipal Corporation and Pimpri Chichwad Municipal
Corporation.
Neighbourhoods of Pune
1. Old City: - 17 Peths (markets) established during Maratha empire as Kasba Peth,
Guruwar Peth, Somwar Peth etc.
2. New city (Inner district):- Deccan gymkhana, camp, Bund Garden, Koregaon Park,
Swar Gate, Mukund Garden.
3. New city (outer district):- Khadki, Aundh, Kothrud, Viman Nagar, Kalyani Nagar,
Hadapsar, Yerwada.
4. Suburbs:- Balewadi, Bavdhan, Baner
5. Proposed expansion:- Dhayari, Lohegaon, Kadakwasla
6. The Pune metropolitan area also includes areas like Pimpri, Chichwad, dapodi,
Bhosari, Nigdi.
Demographics and Urbanisation
As per the census of 2011, the population of Pune is about 9,429,408 of which males and
females are 4,924,105 and 4,505,303 respectively. Pune district population constituted about
8.39% of total population of Maharashtra. Population density of Pune district is about 462
people per sq km. Pune district administers 15.643 kilometres of area.
As per the census of 2011, Pune is the 5th most urbanised districts of Maharashtra after
Mumbai (100%), Mumbai sub urban (100%), Thane (76.92%), Nagpur (68.3%). In Pune
district, 60.99% people live in urban areas. The decadal growth rate of Pune’s population is
about 36.91%. Out of the 14 tahsils of Pune district, maximum part of urban population of
Pune lives in Haveli and Mawal. The main reasons for the population growth of Pune district
is ample job opportunities, close proximity to Mumbai, good climate and growth of IT sector.
Population Projection and spatial growth:-
It has been estimated that the population will touch the figure of 5633 thousands by the year
of 2031 as indicated in the figure 3.The jurisdiction area of Pune Municipal Corporation
extends up to an area of about 243.84 sq. km. the area has been doubled from about 125.75
sq. km in the year of 1951. The spatial growth of Pune over the last two last centuries is
shown in figure7. As per the norms in UDPFI guidelines, the average population density
should be around 15000 persons per sq. km. however in Pune municipal corporation area
about 60% wards have more population than the prescribed norms. High population density is
typically observed in the old city wards and along the transportation corridors.
Urban prognosis
It has been projected that Pune will grow more in east and north directions due to presence of
western Ghats in south and west directions. Road influenced growth will be higher along the
NH-9 and SH-27 than NH-4 towards Bangalore. Rural areas of Kanachan, Wagoli and
Talegaon might become the major centre of urbanisation due to the close proximity of state
highway to Ahmedabad, NH 9 and greater availability of flat ground. Also the non-built up
areas of Hadapsar, Kothrud and Thergaon may be utilised for developments activities by
2030.
Industrial areas and growth corridors of Pune
Pimpri, Chichwad, Hinjewadi, talwade, talegaon, jejuri, rajnangaon are the major industrial
areas of Pune and are indicated in the figure below. These locations are home to mostly
IT/ITES and auto sector.
Major growth corridors of Pune are Nagar road, Alandi Road, Aundh Road, Baner Road,
Pashan Road. Areas like Wakad, Pimple Saudagar, Bhugaon, Bavdhan, Hadapsar and
Kharadi are main growth areas of Pune.
Transportation Infrastructure and urban mobility:-
1. Pune’s international airport is located in Lohegaon and is operated by Airport
authority of India. In addition to the domestic flights to all the major cities of India, it
serves international flights to Dubai and Frankfurt. MIDC that is Maharashtra
Industrial and Development Corporation has the responsibility of designing and
constructing new airport the construction site being in between Chakan and
Rajgurunagar.
2. The city of Pune has four railway stations name Pimpri, Chichwad, Shivaji Nagar and
Pune city. Local trains connect Pune to the industrial town of Pimpri Chichwad and
Lonavala. Intercity connectivity includes trains to Mumbai, Hyderabad, Indore,
Nagpur, Delhi, Kochi, Chennai, Allahabad, Jammu Tawi, Kanpur and Howrah.
3. The upcoming project of Pune Metro rail has been approved by Maharashtra
government in the year of 2012. Its detailed project report has been prepared by
DMRC in 2008. Mostly underground metro lines will be constructed owing to the
already congested road scenario in Pune. The project is to be completed in two
phases; the first phase includes metro line from chichwad-swargate and vanazramwadi.
The second phase includes Deccan gymkhana-Bund garden and ASIhinjewadi.
4. Maharashtra State Road Transport Corporation runs bus services from main station
points like Shivaji nagar, Pune station and swar gate to all the major cities within and
outside the state. Pune enjoys good connectivity with other cities through state
highways (Aurangabad, Alandi and Ahmednagar) and national highways (Mumbai,
Kolhapur, Bangalore, Hyderabad, Nashik).
5. Pune is the first city in India that got sanctioned BRTS i.e. Bus Rapid Transit System
under JNNURM. The routes that are completed are katraj-hadapsar and vishrantwadijakat
nagar. The total cost of the project is estimated to be 62 crores.
Both public and private transportation is popular in Pune. But public transportation in
Pune has failed to catch the attention of common people due to its inefficiency. Modal
share of public transportation in Pune is only 13-20%.
7. Pune is first in the country to have intelligent traffic management system.
BRIEF ON UPCOMING INFRASTRUCTURE PROJECTS AND REAL ESTATE
1. Upcoming infrastructure projects include Pune food cluster development project at
various locations of Pune funded by world bank, Pune metro, Pune international
exhibition and convention centre on an area of 239 hectares, 170 km long ring road, 4
laning of Pune Solapur section of NH 9.
2. According to Common floor’s Annual Realty Report. Pune witnessed the launch of
about 230 projects during the year 2014 out of which 29 per cent projects were
launched in west region, 23 per cent in east region, followed by 22 per cent in South
and only 5 per cent in central part of the city.
3. Data indicates that the new launched supply in Pune in 2014 was largely dominated
by small and mid-sized projects (less than 500 units each) which comprised almost 90
per cent of the total project supply.
4. City has witnessed launch of super luxury homes project by US based real
estate company Trump Towers is association with Panchashil Realtors. The each unit
priced at around Rupees 14 crore and area of 6000 sq. feet.
5. According to JLL, Indian Real Estate Report 2014, the year has been quite fruitful for
the real estate sector in terms of business sentiment.
