Abstracts: The above saying goes perfectly with the concept of the project we have undertaken. When development of any urban area takes place using lower floor space index (FSI), the horizontal development takes place. In such type of development the land area occupied is large and people occupying the land are less, which results in very less population density. As the population in the area increases the housing and land requirement increases simultaneously. But as there is no available vacant land in the area, the city moves towards Urban Decay. In order to avoid urban decay, the demolition of the existing building takes place and then building with higher FSI are introduced in the area to accommodate the ever increasing population. This entire process takes around three decades. But instead of this, if buildings with higher FSI are introduced directly, this problem of urban decay can be prolonged and valuable development potential of the area can be efficiently utilized. Also authority can charge for the additional FSI at present, revenue generating from which can be utilized for the development of the different public infrastructure and facilities.
