Abstracts: Rural Area near City Rajkot The Main problem of growing city is lake of space so we are going to plan the new T.P. Scheme. The the Gujarat Town Planning and Urban Development Act (GTPUDA), The GTPUDA mandates the delineation of a “Development Area” around a city or a town for planning purposes. It encompasses a much larger area around the city or town that is likely to see development. This ensures and allows for better planning and for guiding the development in the area The Development Plan (DP) is a macro strategic plan document that defines the direction of growth and envisions the citywide infrastructure for the entire development area. It is a comprehensive document that looks at components of development and makes specific proposals with respect to each Authority Bylaws are aspect of town and country planning in the India set out by the local Authority's policies and Proposal of for the Town Planning Scream and use of land in their area. Land record are Very important Document from which we can Identify land owners, area, & certain measurements of land This documents are kept by District Inspector of land Records office. for our project some Village Map & Survey No's Tippan are getting by paying legal fees Above table showing Indicate three types of Land Area, Total Area, 40 % of total Area is Acquired by Authority & Remaining 60% of total area are given back to the Owners for the Development. After Finalising the land records total area governing by authority and by owner is calculated in table. The Road Network is plotting in the Grid Pattern in Rajkot in the area of Government Acquired land. All road are divided in the 12,15,24 and 30 mt. wide Roads as per requirement of the town. The final plots are generated from the total R.S.No. And it is reserved for some specific use and that is planned in special zones for following purpose. The total T.P.
