Abstracts: Surat is one of the fastest developing city of Asia. It is also known as Diamond, Textile and Bridge/Concrete city. It is because of the fastest growth in the infrastructure and migration of people from various towns and villages to Surat city. At present, Surat city is having two local authorities Surat Municipal Corporation and Surat Urban Development Authority. Main Surat city comes under authority of SMC and expanded part of the city comes under SUDA. In today context, the basic objective of town planning is equitable distribution of resources, particularly land, infrastructure and housing. Therefore, the policies and co-ordination of various activities of land development and distribution (i.e. residential, commercial, industrial etc.) become the basic and important components of the development of Town Planning. In this study, a fully developed Town Planning Scheme No. 3 – Karanj of Surat city is selected and the changes in the land use are found out with the help of GTPUDA and GDCR guidelines.
